This area covers the older core of Petaling Jaya, including Section 13 and the Asia Jaya side along the LRT Kelana Jaya Line, and the Damansara side to the north: Damansara Utama and Bandar Utama, Damansara Perdana, and the Kwasa Damansara township beside the MRT. Petaling Jaya is one of the oldest planned townships in the Klang Valley, with schools, hospitals, malls and offices already in place, and many of its landed neighbourhoods are freehold.

The stock is mixed: older condominiums and houses, newer serviced apartments on commercial-zoned land, and low-density landed schemes in Damansara Perdana and Kwasa Damansara. Rail is good along the Kelana Jaya Line and the MRT but uneven away from the stations, and the Damansara side relies on the LDP, NKVE, Sprint and DASH, which are all tolled and busy at peak hours.

Neighbourhoods in Petaling Jaya & Damansara

Section 13 and Asia Jaya

The older PJ core around the Asia Jaya LRT station. Parts of Section 13 have been rezoned for commercial use, which is why new serviced apartments and offices are appearing there.

Damansara Utama and Bandar Utama

A long-established township with Damansara Uptown’s cafés and 1 Utama next door. The MRT Bandar Utama station and the LRT Shah Alam Line’s Kayu Ara station both serve it.

Damansara Perdana

A planned residential township with landed homes and condos, reached by the LDP, NKVE, Sprint and DASH. There is no station inside it, so check the route to the nearest MRT station.

Kwasa Damansara

An EPF-backed township still being built, with the Kwasa Damansara station (where the MRT Kajang and Putrajaya lines meet) and Kwasa Sentral. Facilities arrive in stages.

Who it suits

  • Owner-occupiers who want a mature township with schools, hospitals and malls already in place, close to Kuala Lumpur.
  • Buyers who work along the Kelana Jaya Line or the MRT and want to live on the same line.
  • Families looking for low-density landed living in Damansara Perdana or Kwasa Damansara.

Check before you buy

  • The walking route to the nearest station, including crossings and slopes. Some projects advertise rail access but need a feeder bus or a drive.
  • Tenure and title type, including the remaining years on a leasehold. Serviced apartments on commercial land can differ from residential titles on loans, utility bills and resale.
  • Traffic and tolls if you drive, and how many similar units are on sale or for rent nearby. New projects in Section 13 and Kwasa Damansara can slow rental growth.

Petaling Jaya & Damansara: Frequently Asked Questions

Can foreigners buy in Petaling Jaya and Damansara?

Yes, but these places are in Selangor, not Kuala Lumpur, so Selangor’s rules apply. The state guideline sets a minimum of RM2 million for strata property in Zone 1, which includes Petaling district, compared with RM1 million in Kuala Lumpur. Foreign buyers are also generally limited to strata titles and gated and guarded landed schemes, not landed homes on individual titles. Figures and rules change, so confirm the current minimum and eligibility for the specific property with the state land office or a lawyer before paying a booking fee.

Which rail lines serve Petaling Jaya and Damansara?

The LRT Kelana Jaya Line serves Petaling Jaya through stations such as Asia Jaya, Taman Paramount and Kelana Jaya. The MRT Kajang Line serves the Damansara side through Bandar Utama, Mutiara Damansara, Surian, Kota Damansara, Kwasa Sentral and Kwasa Damansara, where it meets the Putrajaya Line. The LRT Shah Alam Line, which opened in June 2026, adds Kayu Ara and a link to the MRT at Bandar Utama. Not every project is within walking distance of a station.

Is Petaling Jaya freehold?

Many older landed neighbourhoods are freehold. Newer high-rise projects, especially on commercial-zoned land such as parts of Section 13, can be leasehold or on a commercial title. Check the tenure of the specific project.
