What is MM2H?

Malaysia My Second Home (MM2H) is a long-stay visa programme that allows qualifying foreign nationals to reside in Malaysia on a renewable multi-year pass. Applicants typically place a fixed deposit with a local bank, demonstrate a minimum offshore monthly income, and (depending on tier) meet a minimum property purchase value. Many MM2H holders buy a home in Kuala Lumpur as their qualifying residence, which is where our project launches and subsale listings come in.

Why buyers pair MM2H with a KL property

Malaysia levies no capital gains tax on residential property disposals held past five years, and select KLCC and TRX developments carry freehold title with full foreign ownership permitted. For MM2H applicants planning to spend significant time in Kuala Lumpur, owning a well-located freehold unit near an MRT line is often more cost-effective over the medium term than renting, on top of qualifying toward the programme's property requirements where applicable.
