This area covers Subang Jaya and Subang along the Federal Highway, Shah Alam including Saujana near Subang Airport and the City of Elmina to the north, and Sungai Buloh, where Bukit Rahman Putra sits near the NKVE and the Guthrie Corridor Expressway. Subang Jaya is the established core, with the LRT Kelana Jaya Line, KTM Komuter, the Sunway malls and university campuses and a large local food scene. Shah Alam is the state capital, with newer masterplanned townships and more landed housing.

Rail has improved. The LRT Shah Alam Line opened on 29 June 2026 and links Shah Alam city to Glenmarie, Subang and Bandar Utama, although five planned stations are not open yet. Some pockets, including Elmina and Bukit Rahman Putra, still depend mostly on the car. Compare projects by exact location, tenure and distance to a station rather than by the area name.

Neighbourhoods in Subang, Shah Alam & Sungai Buloh

Subang Jaya and Federal Avenue

An established township with LRT stations at Subang Jaya, SS15, SS18 and USJ 7, and Sunway Pyramid and university campuses nearby. Federal Avenue is a newer high-rise project along the Federal Highway, so check the distance and any shuttle to the Subang Jaya LRT and Batu Tiga KTM stations.

Shah Alam and Saujana

The state capital. Saujana is in the Saujana Resort area near Subang Airport and Ara Damansara, while the city centre, Section 7 and UiTM now sit on the LRT Shah Alam Line.

City of Elmina

A masterplanned township by Sime Darby Property in north Shah Alam, reached through the Elmina interchange on the Guthrie Corridor Expressway. Landed homes sit alongside commercial lots such as shop offices. Check the route to the nearest station.

Sungai Buloh and Bukit Rahman Putra

Sungai Buloh has an MRT Putrajaya Line station that connects to KTM Komuter, and Hospital Sungai Buloh. Bukit Rahman Putra is an established township near the NKVE, the Guthrie Corridor and Jalan Kuala Selangor, a drive or shuttle bus from the station rather than a walk.

Who it suits

  • Families who want more space and low-density or landed options within reach of Kuala Lumpur.
  • Buyers who work or study around Subang Jaya, Sunway, UiTM or the Glenmarie industrial and office area.
  • Investors who accept a more local tenant market than central KL and buy close to a station.

Check before you buy

  • The real distance to the nearest station for each project. The LRT Shah Alam Line is new, five planned stations are not open yet, and Elmina and Bukit Rahman Putra are mostly car-oriented.
  • Tenure and title type. Shop offices and serviced apartments have different loan, utility bill and resale conditions from residential titles, so check the developer’s record as well.
  • Traffic and tolls. The Federal Highway has no toll but is busy, while the NKVE, Guthrie Corridor Expressway, KESAS and DASH charge tolls. Also check how many similar units are on the market near the project.

Subang, Shah Alam & Sungai Buloh: Frequently Asked Questions

Can foreigners buy in Subang, Shah Alam and Sungai Buloh?
