Adrian's Take

Resale is how most people buy into DC Residensi today: 249 homes are listed on iProperty, so there is real choice by size, floor and view, and you can see the exact unit before you commit. It is a freehold building completed in 2017, inside Damansara City with DC Mall and the MRT station close by. What I would look at: asking prices move a lot for the same size, from RM 1.0 million to RM 1.5 million for a 904 sq ft home, so the floor, view, renovation and furnishing matter more than the headline number. Check the condition of the unit and whether it is tenanted, because a tenanted unit may not be vacant on your timetable. Ask me for the units priced below the usual range and I will line up a few.

Best suited for: Owner-occupiers who want a completed freehold home they can see before buying, and buyers who want room to negotiate.

What to compare: Developer units in the same project, and Pavilion Damansara Heights, Royal Suites (new, from about RM 2,000 psf).

Damansara City Residency (DC Residensi): Resale Units: Frequently Asked Questions

What does it cost to buy a resale home, beyond the price?

Beyond the price you pay stamp duty on the transfer, your lawyer's fees for the sale and purchase agreement and, if you borrow, loan agreement stamp duty and loan legal fees. As an example, transfer stamp duty on RM 1.2 million is about RM 32,000 for a Malaysian buyer and RM 96,000 for a foreign buyer. Developer offers on new units do not apply to a resale. Our stamp duty calculator gives an estimate for your price.

How is a resale different from buying from the developer?

A resale price is negotiable, you can see the exact home first, and the owner may include furniture or renovation in the price. The bank lends on its own valuation, so if the price is above it you pay the gap in cash. DC Residensi also still has developer units, so ask us for a comparison.

Will the unit be vacant when I buy?

Not always. Some owners rent their unit out, so vacant possession depends on when the tenancy ends. Ask us before you make an offer so the timing fits yours.

Can foreigners buy this property?

Foreigners can buy most residential property in Malaysia, subject to a minimum purchase price that varies by state. That minimum is RM1,000,000 in Kuala Lumpur, and RM1,000,000 to RM2,000,000 in Selangor depending on the zone. A flat 8% stamp duty also applies to foreign buyers. Use our stamp duty calculator to check eligibility and the full cost for this specific price.
