Mont Kiara has a reputation as one of Kuala Lumpur's expensive addresses, yet the lowest starting price among our Mont Kiara and North Kiara listings is RM659,000. This article lays out what the seven projects in this comparison actually cost to enter, how far apart they are, and what to check before comparing them. Every price below is a starting price from our listing data, not an average and not a price for any particular unit.
Why this corner of KL keeps its premium
Mont Kiara sits in the Segambut area, between Kepong and the city centre, and borders Sri Hartamas and KL Metropolis, according to Wikipedia's Mont Kiara entry. It was a rubber estate until Sunrise Berhad began developing it in the 1990s, and most of today's high-rise condominiums were built by UEM Sunrise. Two international schools, Garden International School and Mont'Kiara International School, are in the area, and the retail list includes Publika, 1 Mont Kiara and Sunway 163 Mall.
The location also has a practical side. The same source says it lies beside the junction of four expressways: the New Klang Valley Expressway, the North-South Expressway Northern Route, DUKE and the Sprint Expressway. Rail is weaker. Wikipedia names Segambut Komuter station as the nearest, 10 to 15 minutes away by car, and there is no MRT station in Mont Kiara itself. The MRT3 Circle Line, whose route was approved in July 2025, is planned to serve the area through Sri Hartamas station, with construction expected from 2027 and opening around 2032. Treat any pitch that assumes MRT access as dependent on that timeline.
Seven projects, one table
All seven projects are freehold. The spread is wide, so the table shows them in order of starting price. Completion years come from our data. Two of the seven are not actually in Mont Kiara, we include them because our earlier grouping put them here. Binastra Cochrane is on Jalan Cochrane in Cheras, next to Cochrane MRT. Alstonia Hilltop Homes is in Bukit Rahman Putra, Sungai Buloh, so it is in Selangor, not Kuala Lumpur, and different foreign-buyer rules apply.
| Project | Starting price | Completion year | Developer |
|---|---|---|---|
| Tangen Residences | RM659,000 | 2027 | Angkasa Armada Sdn Bhd (Eng Han Group / EH Property) |
| Miranda Hill @ North Kiara | RM730,250 | 2027 | Freedom Estates Sdn Bhd (BRDB) |
| Binastra Cochrane | RM750,800 | 2031 | Binastra Land Sdn Bhd |
| Papyrus North Kiara | RM783,000 | 2028 | Yakin Land Sdn Bhd (Kerjaya Prospek Property Group) |
| Majestic @ Kiara Reserve | RM1,100,000 | 2029 | Majestic Land Sdn Bhd |
| Alstonia Hilltop Homes | RM1,665,000 | 2023 | Pinnacle Paradise Sdn Bhd (MRCB) |
| Eden @ Taman Duta | RM8,914,279 | 2030 | Ambang Sehati Sdn Bhd (BRDB Developments) |
We list Tangen Residences at the bottom of the range and Miranda Hill @ North Kiara just above it. The gap between those two is RM71,250, or about 10.8% of Tangen's starting price. The next two, Binastra Cochrane and Papyrus North Kiara, stay under RM800,000. The median of the seven starting prices is RM783,000, which is Papyrus.
Where the group splits
Four projects start between RM659,000 and RM783,000. Then Majestic @ Kiara Reserve starts at RM1,100,000, which is RM317,000 or about 40.5% above Papyrus. Alstonia Hilltop Homes starts at RM1,665,000, roughly 2.5 times Tangen's entry price. Eden @ Taman Duta starts at RM8,914,279, about 5.4 times Alstonia's. Eden is a different product aimed at a different buyer, so I would not put it in a shortlist with the sub-RM800,000 group.
Completion timing matters as much as price here. Binastra Cochrane is listed for 2031, four years after Tangen and Miranda Hill, even though its starting price is no lower. A longer wait usually means paying rent or loan interest elsewhere in the meantime. Alstonia's 2023 completion year makes it the only one of the seven whose listed year is already behind us.
What the entry prices mean per month
A price comparison is easier to feel as a monthly figure. The next table is our own estimate, not a published figure. It assumes a 90% loan, a 4.0% annual interest rate and a 35-year term, with equal monthly instalments and no fees, legal costs or stamp duty included. Your bank's rate, margin of finance and eligibility will differ.
| Project | Starting price | Loan at 90% | Estimated monthly instalment | 10% down payment |
|---|---|---|---|---|
| Tangen Residences | RM659,000 | RM593,100 | RM2,626 | RM65,900 |
| Miranda Hill @ North Kiara | RM730,250 | RM657,225 | RM2,910 | RM73,025 |
| Papyrus North Kiara | RM783,000 | RM704,700 | RM3,120 | RM78,300 |
| Majestic @ Kiara Reserve | RM1,100,000 | RM990,000 | RM4,383 | RM110,000 |
| Alstonia Hilltop Homes | RM1,665,000 | RM1,498,500 | RM6,635 | RM166,500 |
The jump from Papyrus to Majestic adds roughly RM1,263 to the monthly figure under these assumptions. The jump from Majestic to Alstonia adds another RM2,252. These are the numbers I would take to a bank before falling in love with a show unit.
What I would check before choosing
A starting price may belong to the smallest unit type, so ask for the price list for the layout you want. Our data has no per-square-foot figure for these seven, so request built-up sizes and work out the psf yourself. Ask for the expected service charge and sinking fund as well, because they decide your running cost for decades.
Foreign buyers face a state-set minimum purchase price (RM1 million in Kuala Lumpur, higher in Selangor), so a lower starting price may not qualify. Rules differ for citizens, permanent residents, foreigners and MM2H holders, so confirm the current threshold with your lawyer and the state authority before committing. Projects that complete in 2029 to 2031 also carry more time for rules and market conditions to change before you receive the keys.
If you want the cheapest freehold entry in this group, Tangen and Miranda Hill are the first two to compare. If you would rather pay more for an earlier listed completion, Alstonia is the one to look at, remembering that it is in Sungai Buloh, Selangor. Either way, treat the list above as a place to start asking questions, and book a viewing before you decide.
