Our site tags 14 projects as Bangsar & KL Sentral: 13 residential projects and one office tower. That tag is our own and covers several neighbourhoods, from Bangsar itself to Pantai Dalam, KL Eco City and KL Sentral. Eight of the residential projects publish a starting price, and they tell a clear story: six are leasehold, and the freehold premium on starting prices is small.

The eight priced projects

The St. Regis Residences Kuala LumpurFreehold1,800,000n/a2014

These are starting prices, meaning the cheapest unit in each project, not averages. Treat them as a way to compare entry points, not what a typical unit costs.

The freehold premium is small

All six leasehold projects start between RM663,000 and RM846,000. The cheapest freehold project, The Lantern Bangsar, starts at RM866,000. That is only RM20,000 above ViiA Residences and RM28,000 above Riana Trees Residences.

The gap is bigger in psf. The Lantern's RM1,400 starting psf is about 17% above ViiA's RM1,192 and about 22% above Enlace Suites' RM1,147. That points to a smaller entry unit. Assuming each from price and from psf describe the same unit (our own arithmetic, not a published size), The Lantern's entry unit is roughly 619 sq ft, against about 683 sq ft at Enlace, 710 sq ft at ViiA and 729 sq ft at Residensi 38. In other words, the freehold entry ticket is cheap in ringgit but buys the least space.

The St. Regis is a different tier. Its RM1.8 million starting price is about 2.1 times The Lantern's.

Read the Bangsar Hill Park psf with care

Bangsar Hill Park shows the lowest starting psf at RM677, about 26% below Residensi 38's RM910. But the Phase 2 listing says units start at 917 sq ft, and RM768,000 divided by 917 sq ft is about RM837 psf. The two starting figures do not reconcile, so confirm the psf for the layout you actually want before using it as a comparison.

Finished stock versus future stock

Only three of the eight are finished by completion year: The St. Regis (2014), ViiA (2021) and Residensi 38 Bangsar (2024). The other five complete between 2026 and 2030, with The Lantern the nearest at a targeted December 2026 and Parkside the furthest at 2030. Buying off-plan here means paying progress billing for years, while a completed unit can be viewed, rented and valued today. Residensi 38 Bangsar is both the cheapest entry at RM663,000 and already complete, though the leasehold title is the trade-off you accept.

Where they actually are

The area is not one place. Bangsar Hill Park's Phase 2 is on Lorong Maarof, and Parkside sits on Jalan Bangsar within a larger masterplan. ViiA is in KL Eco City, with a link bridge to Mid Valley Megamall and The Gardens Mall. Enlace Suites and Riana Trees are in the Pantai Sentral Park township, which has its own Kuala Lumpur address (59200) rather than a Bangsar one.

Walking distance to rail varies by source. Bangsar Hill Park is described as about 400 m from Bangsar LRT in our listing, but other portal listings quote 500 m and 760 m. Measure it yourself.

Five projects with no published price

One Eleven Menerung (111 suites, freehold, 2027), Pinnacle Bangsar Residence (18 residences, freehold, 2016), Rhombus (25 units, freehold, 2011), Sentral Suites @ KL Sentral (1,484 units, leasehold, 2020) and Southpoint Residences (172 residences, 2020, tenure not listed) have no starting price on our site. Ask for current pricing. We also list Aspire Office @ KL Eco City, a leasehold office tower from RM1,480,000, which I have left out of the comparison.

What to confirm before you commit

  • Tenure. Sources do not always agree. Some coverage describes the Parkside masterplan as freehold while our listing shows leasehold, and Bangsar Hill Park's lease expiry differs between listings. Check the title in the sale and purchase agreement.
  • The price and psf pair. As above, a starting price and a starting psf may refer to different units.
  • Completion date. These are targets. Ask for the current schedule.

My view: if you want the area at the lowest entry price, the completed leasehold units are the practical route. If freehold matters to you, The Lantern costs little extra on paper, but check the unit size and handover date first.
