Damansara Heights, also called Bukit Damansara, is an affluent residential and commercial district about 5 km west of the city centre. It began in the early 1970s as a housing scheme with landed plots, flats and shophouses, and landed homes still make up most of the area. Offices and shops cluster around Jalan Batai, Plaza Damansara, Jalan Dungun and Jalan Damanlela. The newer high-rise projects are in Pusat Bandar Damansara and Damansara City, including the Pavilion Damansara Heights mixed-use development, whose first phase opened in October 2023.
Two MRT Kajang Line stations serve the district, Pusat Bandar Damansara and Semantan, and the Sprint Expressway runs through it. Because condominiums and apartments are a small part of the area, high-rise supply is limited and the stock is mostly premium and freehold. The trade-offs are traffic on Jalan Semantan and the surrounding roads, and residents’ objections to large redevelopment proposals on density and traffic grounds, so future supply and road conditions around a building are worth checking.

Check before you buy
- The walking route and time to Pusat Bandar Damansara or Semantan station. Some buildings have a direct link, others do not.
- Traffic on Jalan Semantan, Jalan Maarof and the Sprint Expressway at peak hours, and any large redevelopment proposals near the building that could add density.
- Tenure, and rents of comparable units in the same building before you rely on a rental figure.
