Aster Hill in Sri Petaling is a freehold project by UOA Development Bhd, and our listing shows a starting price of RM627,000 with a completion year of 2027. EdgeProp describes it as a three-bedroom product at an entry-level price. This review covers what you get, what the numbers say about demand, and the trade-offs I would weigh before booking.
What it is
Aster Hill is listed under Cheras, Sri Petaling & Bukit Jalil, and our data marks it as now selling. According to EdgeProp's feature on Aster Hill, the project is a development of suite apartments with built-up sizes from 846 to 1,077 sq ft, which EdgeProp describes as three-bedroom, two-bathroom units. UOA's own page lists 1,150 units in two 32-storey towers, launched in two phases of 575 units each. Units are sold partially furnished. The facilities listed are a swimming pool, a gymnasium, an open lounge, landscaped recreation areas and multi-tiered security.
The sizes are the point. A three-bedroom layout starting at 846 sq ft is compact, so expect small rooms. Buyers who need space for a growing family should measure the layout against their furniture before committing.
Price and tenure
Our listing gives the starting price as RM627,000. UOA's own page lists a minimum of RM569,000 for Phase 1 and RM573,000 for Phase 2, with a maximum of RM843,300, and EdgeProp's indicative range of RM573,000 to RM843,300 matches the Phase 2 minimum. Our listing's figure is higher than both phase minimums, so ask the sales gallery for the current price list and the rebate and discount terms, including any discounts UOA lists.
EdgeProp also quotes about RM480,000 as the 2024 average transacted price for non-landed homes in the area. That is an average of mostly older units, so it is not a fair benchmark for a new launch, and I would not read the gap to our starting price as a premium.
Freehold is the strongest feature. There is no lease to run down, which matters for resale and for bank valuations in later decades.
Demand so far
EdgeProp reports a take-up rate of 68.35%, citing EPIQ data, which works out to 393 units and matches the size of UOA's Phase 1 of 575. UOA lists 1,150 units across two phases and I found no take-up figure for Phase 2, so across the whole project 393 sold units would be about a third. EdgeProp does not date the figure, so check current availability directly. The figure also says nothing about how many buyers are owner-occupiers and how many are investors.
The drawbacks
The first drawback is transit. The same article puts Taman Naga Emas MRT Station and Kuchai MRT Station each 3.3 km from the project, which is not a walkable distance. It names the MEX Highway as direct access, so this is a car-first location. If you commute by train every day, test the journey at rush hour before you buy.
The second is shopping and amenities beyond the immediate area. The article lists NSK Trade City at 2 km, Pavilion Bukit Jalil at 7.2 km and Mid Valley Megamall at 10 km. Schools are closer: SJK(C) La Salle at 500 m and SMK Bandar Baru Seri Petaling at 1.5 km.
The third is missing information. The sources I found do not state the per-square-foot price, the service charge or the sinking fund. These decide your running costs and your rental yield, so get them in writing.
Finally, our data gives a 2027 completion year, and UOA's page lists proposed completion of February 2027 for Phase 1 and August 2027 for Phase 2. I could not find a source that confirms construction progress, and UOA's page shows permit dates that have already passed, so ask the developer for the current schedule, to see the current permits, and for the terms of the sale and purchase agreement.
The nearest alternative on our list
Another listing in the same area is Kensho Residence @ Taman Desa by SCP Group, from RM623,000, which is RM4,000 below Aster Hill's starting price. The difference is tenure. Kensho is leasehold, and Aster Hill is freehold. Kensho's listed completion year is 2026, one year earlier than Aster Hill's 2027.
| Item | Aster Hill Sri Petaling | Kensho Residence @ Taman Desa |
|---|---|---|
| Starting price | RM627,000 | RM623,000 |
| Tenure | Freehold | Leasehold |
| Completion year | 2027 | 2026 |
| Developer | UOA Development Bhd | SCP Group |
For almost the same entry price, Aster Hill gives you the better tenure and Kensho gives you the earlier listed completion. I would pick freehold if I planned to hold for ten years or more.
Who it suits
Aster Hill suits an owner-occupier family that drives, wants one of the entry units under RM700,000 and values freehold. It suits a buyer who is comfortable with a compact layout. It is a weaker fit for anyone who relies on the MRT or wants a walkable lifestyle. Confirm every price, size and availability figure with the developer and a lawyer before you pay a booking fee.
