Times Square 2 Residences is a 41-storey serviced residence tower on Jalan Imbi in Bukit Bintang, with 629 units. Our listing shows it as freehold, from RM591,000 and RM1,410 psf, with a 2027 completion year. Among the Bukit Bintang and TRX projects on our site that publish a starting psf, that is by far the lowest: TRX Residences starts at RM2,200 psf and PSQ Pavilion Square at RM2,400 psf. Whether it is good value depends on several numbers that do not line up across sources, so I have set them out below.

The four layouts

The developer's own project page lists four layouts, from 488 to 1,038 sq ft.

TypeSize (sq ft)Bedrooms
A4881
B6782
C8882 (dual key)
D1,0383

Launch coverage in 2024 mentioned units of up to 1,356 sq ft. The current project page tops out at 1,038 sq ft, so I have used the current page.

The price does not reconcile

The approved advertisement printed on the developer's page gives a selling price range of RM688,000 (minimum) to RM2,649,000 (maximum), plus a 5% Bumiputera discount. A banner higher up the same page still says "from RM636k", which matches a July 2024 launch article. Our listing says RM591,000. I would not rely on that last figure until you have a current price list from the sales gallery.

The psf does line up with the developer. At 488 sq ft and RM1,410 psf, the smallest unit comes to RM688,080, almost exactly the advertised RM688,000 minimum. So the RM1,410 psf looks current, and the RM591,000 looks like the outlier.

Location and transit

The tower sits beside the Times Square mall on Jalan Imbi. The developer says it has link bridges to that mall and to LaLaport BBCC, and advertises access to the LRT, MRT and monorail. A July 2024 EdgeProp article, labelled a branded article, described covered walkways to Imbi monorail station and Hang Tuah LRT station, while a May 2024 StarProperty report described the bridges to those stations as planned. I would walk the route yourself before you count on the minutes.

Timeline and take-up

The developer's licensed advertisement gives an expected completion of October 2027. Some portal listings still show 2026, which looks out of date. A November 2025 press release from the developer reported a 75% take-up rate, so a buyer today is choosing from the remaining stock, with less choice of floor and facing.

Rental claims, and my own arithmetic

The developer's page advertises potential returns of "up to 8%" and rent of up to RM5,000 a month, with terms and conditions attached. The 2024 launch article quoted a developer projection of around 5%, including short-stay income. Both are marketing figures, not market data.

Here is a simple check. Assuming a rent of RM2,800 a month on the RM688,000 minimum price (our own estimate, not a quoted rent), the gross yield is 4.9%, before service charge, assessment, quit rent, vacancy and management fees. To reach 8% gross at that price, the rent would need to be about RM4,587 a month. That sits near the top of the developer's advertised range, so I read 8% as a best case, not a typical result.

The drawbacks

  • It is not built yet. Completion is October 2027, so until then you are paying against a showroom and site photos.
  • The sources disagree. Price, maximum unit size and even the completion year differ between the developer page, launch coverage and portals. Get the figures in writing.
  • Parking may be rental only. The 2024 launch article said resident parking would be rented, not sold with the unit. Confirm whether that is still the case.
  • It is a serviced residence. Ask your lawyer what that title category means for utility tariffs and short-stay rules before you build a rental plan on it.

The nearest alternative: SWNK Houze

The closest genuine comparison on our site is SWNK Houze @ BBCC, in the neighbouring Bukit Bintang City Centre development. Our listing shows it as leasehold, from RM805,200, with a 2026 completion year. A PropertyGuru project page describes 441 semi-furnished units in a single tower. I could not confirm from those sources whether handovers have started.

Even against the developer's RM688,000 minimum, the freehold project starts RM117,200 lower. The catch is timing: SWNK Houze is a 2026 completion, while Times Square 2 is due in late 2027. Compare the price of the same layout in both before you decide, because starting prices reflect each project's smallest unit.

Who it suits

It suits a buyer who wants freehold title in the Golden Triangle area, has a budget under RM1 million, and can wait until late 2027. It suits an investor only after running the yield maths with a realistic rent. Foreign buyers should also check the current state minimum purchase price, since entry-level units here may fall below it. Confirm every figure above with the developer and your lawyer before paying a booking fee.
