Bangsar Hill Park sits on Lorong Maarof, on the hill site that used to hold the Sri Pahang flats, a low-cost PPR block that housed working-class families for decades. That history matters because it shapes both the civic story the developer tells and the density you end up living with. It is developed by Bangsar Hill Park Development, which is majority-owned by Sunsuria Bhd, with Suez Capital Sdn Bhd as the original partner, and it is one of the larger parcels left in Bangsar proper.

What's actually on site

The project comes in three phases on a combined 5.87-acre core plot. Phase 1, Verdura, is two 57-storey towers (Blocks D and E) with 812 condominium units offering built-ups ranging from 917 to 1,478 sq ft from 2-bedroom, 2-bathroom units to 3+1 bedroom units with 4 bathrooms. Verdura is done: both towers were completed in May 2025, and it has sold well, with the first phase achieving an impressive 98% sales rate.

Phase 2, Talisa, is the one still under construction. It comprises 802 units across two blocks, Block B a 57-storey tower with 410 units and Block C a 55-storey tower with 392 units, with built-ups that the developer's site lists from about 803 sq ft, launched from RM914,000, though more recent press reports put Tower B and Tower C units above RM1.1 million, so check the current price list. A third and final phase, Capella, is due to launch in 2027. The RM3.01 billion gross development value reported for the project sits on the 5.87-acre core plot.

Capella (Ph 3)TBDTBDTBDTBDLaunch planned 2027

The listing figure on this site, from RM835,000 at RM911 psf, refers to Verdura's entry units, which is important to clarify because Talisa launched at a higher entry price, from RM914,000, and current resale asking prices on completed Verdura units are running closer to RM1,000 psf for the smaller 917 sqft layouts.

The tenure and what it means practically

This is leasehold, and third-party analysis puts the term at 99 years from 2019, expiring 2119. That is a long runway for an owner-occupier, but if you are buying Talisa or a future Capella unit as an investment with an eye on resale in 15 or 20 years, it is worth asking your bank now how they treat financing margins on a lease that will be roughly 73 to 78 years remaining by then, rather than assuming it behaves like a fresh 99-year lease.

What's genuinely good here

The facilities are not an afterthought. Verdura's deck includes a swimming pool, gym, sauna and steam room, badminton court, yoga deck, jogging path, an amphitheatre, a gourmet kitchen, spa pool, children's pool and play areas, rooftop barbecue area and whirlpool area, and Talisa adds a GreenRE Silver rating with energy and water-efficient elements such as electric vehicle chargers, energy-efficient air-conditioners and drought-tolerant plants. Maintenance was estimated at 38.5 sen psf in a 2021 pre-launch report, so check the current figure.

Privacy is better handled than most towers this tall. Talisa carries only 8 units per floor, which is a genuine point of difference from older high-density Bangsar stock. Location is the real draw: you are about a seven-minute walk from the Bank Rakyat-Bangsar LRT station, one stop from KL Sentral, and close to Bangsar Shopping Centre on Jalan Maarof.

There is also a civic angle worth noting. The developer states that the transformation of Sri Pahang into Residensi Maarof at Bangsar Hill Park saw the block officially handed over to DBKL and offered for ownership to long-standing tenants through a government homeownership programme. That is a real resettlement outcome for the former residents, not just a redevelopment narrative, and it is the kind of detail that gets lost once a project becomes a glossy psf chart.

The real drawbacks

Scale cuts both ways. Across Verdura and Talisa alone you are looking at over 1,600 units, and that is before Capella adds more towers. Talisa is still under construction and Capella has yet to start, so if you buy into Verdura expecting a finished, quiet estate, budget for a couple more years of neighbouring construction noise.

A Wikipedia page on neighbouring Bangsar Park criticises the scale of development here for adding congestion to Lorong Maarof. Whether you agree or not, traffic and parking pressure on Lorong Maarof is worth checking for yourself as all three phases fill up.

And while RM835,000 (Verdura) is a real entry point for Bangsar, it is not the cheapest psf going. You are paying for the address and the facilities deck, not for a discount.

Who it actually suits

This fits young professionals and young families who want a genuine Bangsar postcode, LRT access, and resort-style facilities, and who are comfortable owning on a 99-year lease with an entry price around RM1 million. It does not suit buyers chasing low density or ultra-exclusivity, and it is not the right pick if you want freehold title as a hard requirement for estate planning or long-term family transfer.

The nearest real alternative

For density-averse buyers, the genuine comparison nearby is One Eleven Menerung @ Bangsar, developed by BRDB on Jalan Menerung. It is a completely different product at a completely different price point, but it is one of the freehold Bangsar launches that compete on a similar "last land in Bangsar" positioning.

One Eleven Menerung is a single 23-storey tower with only 111 exclusive suites, ensuring a low-density and private environment, on a 0.83-acre freehold plot, and it sits next to Pusat Bandar Damansara MRT. BRDB has the track record to back the premium: per Brickz, its earlier One Menerung project, completed in 2009, recorded 16 non-landed transactions from April 2024 to March 2025 with a median psf of RM1,265, so freehold BRDB stock in this pocket of Bangsar holds its value. But you are paying roughly double the psf for a fraction of the unit count and no LRT on your doorstep. If leasehold doesn't bother you and you want the lowest realistic entry ticket into a genuine Bangsar address, Bangsar Hill Park is the more sensible buy. If freehold title and low density matter more than entry price, One Eleven Menerung is the one to view.
