Pavilion DH's MRT Bridge Opened in July 2025: Does It Matter?

For almost two years, if you wanted to walk from Pusat Bandar Damansara MRT station straight into Pavilion Damansara Heights mall, you couldn't really do it properly. From October 2023 until July 2025, the link was a temporary walkway: commuters left through Entrance B and followed the pavement for about five minutes to the mall's basement level. According to Wikipedia, the proper pedestrian bridge, part of the second phase, opened on 15 July 2025 and finally connects the mall directly to the station. That's a small detail, but it's the kind of thing that changes how an agent should talk about "walking distance" in this pocket of Damansara Heights, so it's worth being precise about.
A bit of context on the mall itself. Pavilion Damansara Heights sits in the Pusat Bandar Damansara commercial area of Bukit Damansara and is the third Pavilion-branded mall in Kuala Lumpur. The Edge puts net lettable area at about 533,000 sq ft for Phase 1 and about 529,000 sq ft for Phase 2. The MRT station it sits next to isn't new either. It is on the Kajang Line and has been running since 16 December 2016, so rail access is nearly a decade old. What changed in July 2025 is the comfort of the last stretch of the walk, not the existence of rail access.
What sits around this junction
Three types of stock sit around this junction, and they price very differently. Inside the development itself you have Pavilion Damansara Heights – Imperial Residences, from RM5,629,000 at RM1,665 psf, and Pavilion Damansara Heights – Royal Suites at RM2,000 psf. Close by sits Damansara City Residency (DC Residensi), completed back in 2015, freehold, from RM1,140,000. Also nearby is The Cedar Damansara Heights, freehold, from RM4,834,564, est. 2026.
| Project | Status | PSF |
|---|---|---|
| Royal Suites (Pavilion DH) | Now selling | RM2,000 (average) |
| Imperial Residences (Pavilion DH) | Now selling, est. 2029 | RM1,665 (from) |
| The Cedar | Est. 2026 | Not listed |
| DC Residensi | Completed 2015 | About RM1,450 (recorded sales) |
Royal Suites' RM2,000 is an average, and The Edge reports roughly the same average across both towers, so Imperial's RM1,665 starting figure is not a like-for-like comparison. The Cedar is listed from RM4,834,564, with completion expected in 2026. An older interview quoted RM1,650 to RM1,900 psf for it, but recent resale asking prices on property portals run closer to RM2,700 to RM3,000 psf. DC Residensi's figure comes from recorded transactions, not asking prices, and puts it at roughly RM1,450 psf.
Royal Suites versus Imperial Residences
The headline gap is smaller than it looks. Royal Suites averages about RM2,000 psf, but press reports also put the average for Imperial Residences near RM2,000, so the RM1,665 starting figure reflects its cheapest units rather than a lower average. What is clear is that Royal Suites is the block closest to the MRT station, with units from 452 to 1,679 sq ft, including dual-key and 1-bedroom layouts aimed at investors, while Imperial Residences' stock is larger and family-sized.
What the bridge opening does and doesn't change
Here's the honest read. DC Residensi has sat right across from this mall and station since before the mall even existed, and its recorded sales today, around RM1,450 psf, are not far above the roughly RM1,350 to RM1,600 psf reported at launch about a decade ago. If proximity to an integrated mall-and-MRT node automatically pushed up older freehold stock, you'd expect to see it clearly in DC Residensi's numbers, and it isn't obviously there. What the July 2025 bridge does is remove a genuine inconvenience, a 5-minute outdoor walk with bags of shopping or in the rain, for residents and shoppers using the station. That's a liveability improvement, not a new transit line. If you're being pitched a unit on the story that "the MRT bridge just opened so prices will move," treat that with some scepticism. The bridge connects an MRT station that's been running since 2016 to a mall that's been open since 2023. The only thing that's actually new is the last few hundred metres being covered.
For buyers in this specific pocket, the more useful question isn't distance to the station, it's which block you're in and what tenure you're holding. Royal Suites, Imperial Residences, The Cedar and DC Residensi sit in the same pocket of Damansara Heights, and their psf gaps come down to freehold versus the development's own phasing, unit size mix, and how recently each was launched, not whether you can now walk to the train under a roof.
