This area covers Cheras, Kuchai Lama, Sri Petaling, Bukit Jalil and Taman Desa in the south and south-east of Kuala Lumpur, and extends out to Semenyih in south-east Selangor. Cheras sits across the border between Kuala Lumpur and Selangor, so some townships fall under Kuala Lumpur City Hall and others under Selangor councils. It is a family-oriented part of the Klang Valley, with established neighbourhoods, local food, malls and entry prices that are generally below the city centre.

Rail is better than many buyers expect, but uneven. The MRT Kajang Line runs along the Cheras corridor, with stations such as Cochrane, Taman Connaught and Taman Suntex. The LRT Sri Petaling Line serves Cheras, Sri Petaling and Bukit Jalil, and the MRT Putrajaya Line has stations at Kuchai and Taman Naga Emas on the Kuchai Lama and Sri Petaling side. Bukit Jalil is the newer growth pocket, around the National Stadium and Pavilion Bukit Jalil. Taman Desa and Semenyih depend more on driving or feeder buses.

Neighbourhoods in Cheras, Sri Petaling and Bukit Jalil

Cheras

A long, mature corridor of townships along the MRT Kajang Line and the Cheras-Kajang Expressway, with malls such as Cheras Sentral and a large number of new towers near the stations.

Kuchai Lama, Taman Desa and Sri Petaling

Established family neighbourhoods close to the centre with a mix of condos and landed homes. Sri Petaling has LRT stations, Kuchai Lama has the Kuchai MRT station, and Taman Desa relies more on feeder buses and driving.

Bukit Jalil

The newest growth pocket, around the National Stadium and Pavilion Bukit Jalil, with LRT access and a mix of high-rise and landed homes.

Semenyih edge

Semenyih is in Selangor, about 28 km south-east of the city centre and beyond Kajang. It has more land and hillside, mostly landed homes, and no rail station in town, so the nearest rail is at Kajang.

Who it suits

  • First-time buyers and families who want value and a mature neighbourhood within reach of the city.
  • Commuters who can buy close to an MRT Kajang Line, MRT Putrajaya Line or LRT Sri Petaling Line station.
  • Buyers who want more land or a hillside setting and accept a longer drive, at the Semenyih end.

Check before you buy

  • The real walking route to the nearest station and which line it is, since coverage is uneven and some projects only offer a feeder bus or a drive.
  • Peak-hour traffic on the Cheras and Bukit Jalil roads, which can be heavy, especially on event days at the National Stadium.
  • Tenure, and whether the project is in Kuala Lumpur or Selangor, because rules and fees differ. Also check how many new towers are being built nearby, which adds rental competition.
